The basics of title insurance
By: Fabiola Groshan
Buying a home is a long process that requires a lot of different things to all come together at one time.
Once you have gotten past one hurdle, you find that there is something else you have forgotten to do or think about in your home buying transaction.
One thing that is commonly cast to the side is the title insurance.
When you line up your mortgage and financing, the lender will probably assign a title company to your home, but that doesn’t mean you should just stop there and forget about it all together.
It is important that you research the title company and understand the title process before you proceed so you do not run into problems down the road.
This can save you a lot of time, energy and stress in the long run.
A recent article by Bobbie Sage of about.com, “What you need to know about your title insurance company,” discusses some important things that every homeowner should know about title insurance and the company you are working with.
So for all of you out there who are buying a home but do not exactly know what title insurance is, we will explain that first.
“Purchasing your home is an important decision. But how does one know that the property they purchased has a clear title? Because unknown problems can be hidden in the history of a property's title, homeowners pay a title insurance company for title insurance.”
“Title insurance companies provide title insurance. Title insurance is an insurance policy that guarantees the property

How To Take Beautiful Pictures of Your Cat?
By: Charley Hwang
When you first bring your new pet feline home after purchasing it, there is a mixture of excitement and happiness in the household, especially for the kids. Make sure you have your camera ready in your hand so you can capture some sweet and adorable memories your family and yourself can cherish in the time to come. Don’t just snap rolls and rolls of pictures of your cat on the first day it arrives in your home. Always have some film available, and take the pictures of your cat’s progress over the months. This way, you will be able to see its growth, and how fast it learns.
Here are some tips to help you to take delightful photographs of your cat:
Create pleasant backgrounds. Pictures are best taken when the background is clean and uncluttered. Neutral backgrounds are best, such as plain white walls, or various single-colored backgrounds. Furniture such as bookcases, tables, chairs and such will interfere with the quality of the picture and the beauty of the photograph might be lost.
Put your children in the pictures as well. Children are photogenic, and they do not have the awkwardness as adults do when asking them to pose in a photo. Therefore your children and your cat are able to look natural in photographs, and being able to capture moments of happiness as your child play with the kitten is most heartwarming. Let your children play or tease the kitten with some toy, and take pictures during these times, as candid photographs are the perfect ones.
Take pictures outdoors. Sunlight provides a better lighting for taking prettier pictures. The early morning sun would be the best time to take photographs. Taking pictures in natural light will prevent the annoying ‘red eye’ that occurs sometimes in photographs. With your pet cat being in the outdoors, the pictures will turn out to be more natural, as that is where a cat belongs. Before you open the door to let your cat out, please ensure that the neighborhood is safe and there are no harmful creatures that will pounce on your cat.
Get as many close up shots as possible. Close-up shots of cats are sometimes the most adorable pictures of all. Seeing a kitten’s contented and natural expression on its face up close and personal is beyond words.

Best Dog Food – Don’t Serve Your Dog Any Food Until You Read This
Submitted By: Mike Lee
Is there even such a thing as the best dog food anymore? If you find yourself wondering about that, you are not alone. In light of recent events and exposés in the controversial pet food industry, you can hardly be blamed for asking. But fear not; read on to find out more about choosing the best dog food for your best buddy.
First of all, keep in mind that it isn’t just humans who have a right to fresh food. All living creatures have just as much claim to it; and in fact, dogs have thrived for centuries on natural food—until pet food came along.
Back in the 1930s, cereal companies and meat industries came up with the idea to combine their rejected products and sell them off to the unsuspecting public for added profit. These rejects were moldy grains and diseased offal, respectively, deemed unfit for human consumption by the US Department of Agriculture, but which these companies decided to pass off as ‘pet food’ anyway.
Of all the world’s consumables, pet food is perhaps the most unnatural. If you take the time to stop and read the list of ingredients printed on their labels, you’d be shocked. Most of it doesn’t even sound like food. And if you knew what it is that’s actually in your dog’s diet that you feed him unknowingly, you would no doubt be sickened.
Oftentimes, dog food labels are deliberately misleading. The term ‘meat by-products’ is generic and may not only include poultry and farm animals but may very well encompass wild zoo animals, diseased carcasses, and even euthanized cats and dogs!
And by saying ‘by-products,’ it means all of the healthy consumable meat has already been stripped off for human use, so that what your dog actually gets are bones, blood, feathers, pus, and who knows what other unmentionable body parts are there.
The best solution for this is to simply stop buying into this atrocious excuse for pet food and start cooking homemade recipes for your canine loved one. But not everyone has the time and means to do so.
Fortunately, there’s a handful of quality dog food out there that’s slowly gaining popularity thanks to the recent mass pet food recalls that’s gotten every pet lover paranoid. They’re a bit pricier than the low-quality kind, but they last longer as dogs eat more of the cheaper brands in one sitting. So you end up saving more in the long run, and that includes veterinary bills for treatments since your pet stays healthy and happy.
You can tell which is the best dog food for your pet by looking at the first two or three ingredients listed on the label. At the top of the list should be a specific type of meat, since dogs need protein more than any other nutrient. Meat meal is even better. This means that the water has been removed from the meat and what you are left with is a more concentrated protein source. Look for ingredients like chicken, chicken meal, turkey, turkey meal, lamb, lamb meal, fish, or fish meal. Eggs are also an excellent source of protein. Again, do not fall for ‘meat by-products,’ ‘poultry by-products,’ or ‘fish by-products’ as you never know exactly what these by-products are.
Secondary to protein, dogs need carbohydrates. Look for easily digestible grains like rice, or other sources such as potatoes. Avoid dog food that lists corn, soy, wheat, or gluten as the number one ingredient as most dogs are allergic and can have digestive problems once these grains are ingested.
The best dog food uses only wholesome ingredients, uses natural preservatives like vitamins C and E (ascorbate and tocopherols) instead of the carcinogenic chemicals BHT/BHA and Ethoxyquin, and needs no artificial colors or flavors to make it palatable. Indeed, if the ingredients seem good enough for you to eat, then you can be sure your dog will appreciate it, too.

Three Steps To Determine How Much Food To Give Your Puppy
Submitted By: John Mailer
To determine the amount of dog food to begin with when you start feeding a growing puppy, apply the following steps:
Step 1: Find a dog nutrition chart (use your browser just type in dog nutrition chart) and determine the number of calories per pound of body weight your puppy should have for his age. For example, a 7-week-old pup weighing five pounds needs 400 calories every day.
Step 2: Divide the number of calories contained in a pound of the food you are feeding into the number of calories your puppy needs every day to find out how much food you should offer to begin with. For instance, if the 7-week-old pup is being fed a dog food containing 600 calories per pound, he needs about 400/600 cal per Ib. or 0.66 pounds of dog food each day.
Step 3: Divide the amount of food needed each day into the appropriate number of daily feedings, according to the following rule: If the puppy is from six weeks to four months of age, feed him four times per day. If the pup is from four months to 12 months, feed it three times daily. When the pup is over 12 months, feed him twice daily for the rest of his life, 1/3 in the morning and 2/3 in the evening. These are guide lines to give your puppy the correct amount of dog nutrition.
Puppies do not need to be fed six to eight times daily. Although such frequent feedings may improve slightly the efficiency with which the puppy uses the dog food, it is to such a small degree that the extra time spent in preparing and feeding so many meals is not worth the effort. Puppies have been raised successfully with only two or three daily feedings immediately from weaning, but four seems to be the number that provides the best growth for the least effort by the dog owner. If a puppy cleans up every bit of food offered for three days in a row, add 5% more dog food to the daily feeding. If he continues to eat everything he is offered for three more days, add 5% more dog food.
Continue to add dog food at this rate until the puppy leaves a tiny bit at each meal. It is entirely possible in a growing puppy, that you may never reach a point at which he will leave any food, until he is almost grown. There is no need to worry as long as the puppy gains about the same amount of weight each week as he did the week before. Between 10 and 12 months of age, the rate at which a puppy grows starts to slow down. At the same time the dog's food consumption also begins to drop. This is a normal occurrence, brought about by the reduction in the dog's need for extra nutrients and energy required for growth. The reduction is simply an indication that the puppy is reaching maturity.
Some dog owners may mistake this reduction in food consumption as an indication of illness but providing he has been fed the right dog nutrition there is no problem. This fear becomes even more pronounced when the maturing process makes the dog less active, as well. Novice dog owners usually forget that human adolescents go through the same steps on their way to becoming adults. Other dog owners may forget the fact that the maturing process in the dog requires only about 12 months to complete, while in humans it usually takes 20 years!

How To Save Money And Get Discount Health Insurance In Louisiana
Submitted By: Alexis Jensen
Health insurance is a sore topic with a lot of people. Fully 50% of all Louisiana residents admit that paying health insurance premiums is a financial hardship every month, and approximately 16% of all Louisiana residents can't afford health insurance at all.
If you're feeling the pinch when it comes to paying for your health insurance there is some good news. There are actually several things you can do that can lower the cost of your health insurance. Even if only one of these ideas applies to your situation you could, conceivably, save hundreds of dollars each and every year.
Look for group health insurance. Group health insurance is almost always less expensive than individual health insurance and group insurance may not be as picky about pre-existing conditions, smoking and weight issues.
If your place of employment doesn't offer its employees low-cost group health insurance then start asking around at any clubs, organizations, associations or groups that you belong to. A surprising number offer their members group health insurance at a good savings. If none of your organizations offers group health, ask if your friends or relatives belong to any clubs or associations that offer their members group health insurance.
Sometimes even religious groups offer members low-cost group health. Ask.
Clean up your act. In other words, stop eating fast food, stop eating fried foods, stop smoking or using chew, and lose weight.
Each of those things is difficult for the average person to do, but the truth is, if you smoke and if you eat poorly, and if you are overweight you are not going to get discount health insurance in Louisiana or anywhere else.
If you are overweight there is some good news. It could be that all you'll need to do is to lose a little weight. Sometimes losing even a few pounds can drop you into a lower weight classification and if that happens that could potentially save you hundreds of dollars each year.
Exercise. Exercise does not mean that you need to buy some fancy gizmo from a TV infomercial and it doesn't mean you need to spring for a gym membership that you'll never use. It does mean that you need to get out of the house at least 3 days a week and walk for half an hour or ride a bike or do something that uses your muscles and gets your heart beating.
Make arrangements to pay your premium automatically each month.
Stay away from extreme sports. If you intentionally put your health at risk through dangerous sports, hobbies or driving fast sports cars you'll pay the price in higher monthly health insurance premiums.
Can you afford to increase your co-payment every time you visit your doctor? If you can afford a 50% co-pay each time you visit your doctor you'll save quite a bit each month on the cost of your health insurance. If you don't see your doctor very often each year then this could be an excellent way for you to save some serious money.
Pay a higher deductible. The higher your deductible the less you're going to pay every month for your health insurance. But keep in mind that your deductible is money that you are agreeing to pay each and every year for your health care before you ask your insurance company to start contributing - so don't go overboard and promise to pay more than you can afford.
Buy your health insurance online. Find at least 3 websites that let you compare the prices of health insurance from one insurance company to another and then - using some of the things you have learned in this article - fill out the forms on 3 different websites exactly the same. It's important that you fill out the form in exactly the same way each time so that you are comparing the same health insurance policy every time.
As soon as you've done this you're done! You are now an expert on ways to save money and get discount health insurance in Louisiana - and you'll be saving money month after month for years to come!

Police Increase Their Use Of Anprs Cameras
Submitted By: Malcolm Forster
The police forces in England have, for some time had Automatic Number Plate Recognition System cameras at their disposal but until recently had not realised just how widespread the problem of uninsured drivers was ( some estimates put it as high as 2 million ) and just how effective the ANPR system can be in detecting these law breakers. London police have been engaged in operation Reclaim since the end of 2007 and have been surprised at the high number of expensive cars they have seized due to them not being insured. The trigger for the increase in ANPRS policing has come from a recent change in legislation which allows a beat officer to impound a vehicle whereas previously this was the duty of a specialised traffic officer whose time could better be spent on more serious offences.
The system works by photographing the number plate of each passing car and through special software comparing the car registration number with the database of 35million legally insured drivers provided by the Motor Insurers’ Bureau. If the photographed car is not on the database the vehicle is stopped and if the driver cannot produce proof of insurance the vehicle is impounded. Owners have 14 days to reclaim their car and pay a fee of £105 plus £12 per day . They also face a £200 fixed penalty fine and up to six penalty points on their licence. Simultaneously the system also checks the DVLA database to see if the vehicle is taxed and has a current M.O.T. certificate as it has been found that offenders driving without insurance very often have no tax and don’t bother with M.O.T. tests. Each of these offences also carry fixed penalty fines and penalty points on their licence so it is conceivable that, under totting up rules a driver could lose his licence immediately.
Cars that are stopped and found to have no insurance are impounded and if the owner fails to pay the neccesary fees and fines to have it released are either crushed or sometimes auctioned. Surprisingly some of these cars are high end luxury and sports models. It is thought that the owners of these, faced with very high premiums decide to risk driving without insurance, reasoning it is cheaper to risk being caught and pay the fine than pay thousands each year to be insured. Now however if they are stoppedthey will lose their car as it is so much easier for the police to seize it. The police hope that this new deterent will be enough to convince these owners that insurance is absolutely mandatory.
Five London boroughs are trying the scheme now and it should be extended to cover the whole capital by the end of 2008. Other forces are following suit with North, South and West Yorkshire forces joining Humberside in a crackdown on this type of offence. The days of the uninsured driver look to be numbered, which has got to be a good thing for all motorists as a collision with an uninsured driver costs the innocent party though no fault of his own.
